Unlocking the Final Phase of the NWC Campus

The National Western Center is planning for the design and construction of the Equestrian Center, Hotel, Housing and Parking Garage Project. This marks a major milestone in the completion of the final key facilities within Phases I & II of the National Western Center (NWC) campus—originally approved by Denver voters in 2015.

This $400 million development will bring several transformational elements to the site, including:

  • A state-of-the-art equestrian center

  • A 160-room hotel

  • A 500+ space parking garage

  • 30–40 units of workforce housing

  • 4,000 square feet of community-controlled space for the Globeville-Elyria-Swansea (GES) neighborhood

Built with the Community, for the Community

Guided by extensive community input, this project includes a wide range of community-driven benefits that are built into its foundation. These commitments ensure lasting value for local residents and neighborhoods.

Importantly, this project also opens the door for future development of the Triangle—creating new opportunities for economic growth, job creation, and long-term neighborhood investment.

Expanding the Economic Engine – Creating Jobs, Building Careers, Supporting small businesses for GES

  • Project construction alone generates 3,890 jobs, $485 million in GDP, and $303 million in personal income in metro Denver in the next three years
  • Generating 4,876 diverse job opportunities through 2027 (15,200 campus-wide) for Colorado
  • Generating $614 million in GDP through 2027 (nearly $3B campus-wide) for Colorado
  • Generating $446 million in personal income through 2027 ($2.2B campus-wide) for Colorado
  • Promoting local GES businesses to hotel guests and tourists
  • Utilizing the Denver Social Ordinances and Denver Construction Careers Program
  • Creating internship, apprenticeship, and job pipelines, prioritizing local hiring and job training

Community Investment Fund (CIF) Revenue – $22M ($9M EQC, $13M Phases I & II) Projected Contributions over 35 years

  • $3.4 million from Roundup at point-of-sale transactions for Equestrian Center & hotel
  • $5.4 million from a 1% Hotel Room Fee for Equestrian Center
  • $315,000 from annual fundraising days for Equestrian Center
  • $13 million from Roundup at point-of-sale transactions for Phase I & II facilities
  • The Authority continues to identify additional funding sources that so far include contributions from the Campus energy partner, concessionaire byond the roundup, individual donors, non-alcoholic beverage provider, ticket fees negotiated by event, and other sources of revenue for the CIF.

Community Benefits – Buildings and Infrastructure

  • Building 30–40 units of income-restricted workforce housing, households at 50%–100% AMI
  • Building a $1.9 million community building with 4,000 sq. ft. dedicated to GES use
  • Building a $2 million direct pedestrian and bike connection from 51st Ave.to the RTD Station
  • Creating an $8 million, 5-acre plaza/open space
  • Installing public art that reflects GES neighborhood identities from various local artists

Extensive Community Outreach and Engagement with Globeville, Elyria, and Swansea (GES) Neighbors

Starting in March 2023:

  • Hosted 60+ community meetings to ensure diverse local perspectives
  • Collected 275+ community ideas, which were integrated into development plans
  • Awarded $7,000 in stipends to community participants
  • Hosted 8 GES Community Investment Fund (GES CIF) meetings specific to the EQC project
  • Sent 3 bilingual mailers to 7,000 homes in 80216, for 6 different community-wide meetings
  • Gathered 50+ responses through an online community survey
